PublicationThe Influence of Augmented Reality on Purchase Intention in the Housing Industry( 2023-01-01)
;Boying W. ;Mohd Shafiei M.W.Zainol N.Z.Rapid emergence of technology communication has demanded the business organization to adapt with the most optimal marketing approach to ensure long-term survival in the modern business environment. Research on technologies adaptation in relation to marketing were conducted in various sectors in order to study the marketing communication channels in persuading targeted customers to purchase the selling products or utilize the services offered in the market. In contrast, the advancement of technology was not thoroughly harnessed by the property sector, which lagged in adopting the innovative marketing approach to promote their selling house. Accordingly, this research is aimed at investigating the effect of marketing communication channels via the adoption of AR to encourage the intention to purchase among the targeted house buyers. A total of 130 booklets of survey forms were distributed using the self-administered method along with the prompt material of housing design in AR applications. In return, 100 booklets of survey forms were received. As a result, the findings indicated that AR application as a marketing communication channel has an impact on the intention to purchase among potential house buyers. It is expected that AR technologies would create a new norm with extraordinary modification and advancement to promote housing projects and provide guidance to the developer. This initiative is able to improve their marketing communication, thus attracting house buyers based on their interests. -
PublicationIdentifying Real Estate Buyer's Feedback on Three-Dimensional Mock-Up Model Among House Buyers in Malaysia( 2024-04-19)

In today's competitive business environment, products and services companies need to make sure that the communications they use are effective as consumers are made up of many features that have different perspectives and feedback. However, there is almost no specific study in this regard that focuses on the housing sector. Therefore, the aim of this research is to study the real estate buyers' response towards the marketing communications process and the marketing communication channels which are used in the housing industry in marketing the real estate property. A set of survey questions will be used in conjunction with a three-dimensional mock-up housing model in collecting the response from the real estate buyers in Malaysia. The data collection will be conducted through social media platforms where the convenience of non-probability sampling method is used in this study to obtain the real estate buyer's feedback. This study uses a quantitative method of survey to collect the data. The study data will be analysed using SPSS (Statistical package for the social sciences) software. The expectation of this study is to support the research literature on marketing communications in general as well as the real estate sector, in addition to provide guidance for real estate developers to improve their marketing communications, thus protecting the social interests of home buyers. -
PublicationThe requirement of integrating CMMS and BIM technology for effective precast building maintenance in Malaysia( 2024-04-22)
;Farah Nabihah RomliPrecast concrete is one of Industrialized Building System (IBS) types that is mainly used in Malaysia. Even though precast shows promising performance in ongoing project but in building maintenance, precast shows otherwise. This is due to the usage of the conventional method (paper-based report/unsystematic data of maintenance which is Computerized Maintenance Management System (CMMS) and by integrating it with BIM technology will help in enhance maintenance. BIM shows its benefits through maintenance by showing its coordination in design and three-dimensional visualization. This paper help into identifying the requirement of integrating CMMS and BIM technology in precast building maintenance. An interview was conducted to gain the objective of the study. Results showed that there are two requirements to support CMMS and BIM integration in maintenance management which is a complete and organize data and a compilation of a standard requirement that stated by the department (e.g., Fire and Rescue Department of Malaysia, Syarikat Air Selangor and JKR). This resulted in the creation of a crucial aspect of the maintenance management system that uses emerging technology to aid engineers at precast building in improving their present maintenance management practices. -
PublicationPerspective of Construction Building Professionals on Low-Carbon Materials in Malaysia( 2023-01-01)
;Omar M.R. ;Mokhtar H. ;Rani H.A.Rahman F.A.Low-carbon (LC) materials and alternative technology must overcome various institutional policy and market constraints to gain greater acceptance in the construction sector. The primary impediments that must be addressed to build a viable and sustainable local construction sector are awareness and knowledge. To analyse the perspective on LC materials in the northern states of Malaysia, 93 companies were surveyed via their construction building professionals (CBPs) on awareness, usage frequency, user experience, drivers for material selection and barriers to LC material adoption in projects. To establish an understanding of CBPs and LC materials, survey data were analysed using semi-structured qualitative-quantitative approaches and the Statistical Package for the Social Sciences (SPSS), influenced by basic theory. 79.57% valid responses indicate that most participants had a low degree of awareness, with 95% confidence that there is no difference in the score levels of the overall viewpoints between architects, civil engineers and structural engineers. While unfired bricks (16.2%) are commonly and widely employed in construction projects, structural insulated panels (40.9%) are the most favourable LC materials for future projects. Client requirements, regulatory requirements and expectations of a shorter completion time are the most important factors driving CBPs to select LC materials, accounting for 44.6%, 37.8% and 37.8%, respectively. According to the CBPs, the main constraint factor to market acceptability is the “Lack of sustainable material information” (44.9%). The proposed recommendations include “Training on designing a building with LC material”, “Clear regulation on limiting carbon emission in a project” and “Increase demonstration of projects and case studies” at a rate ranging from 36.5% to 43.2% to improve client and CBPs acceptance of LC materials for a more sustainable building sector. -

In the long term, the contractual discrepancies would resulted the project suffered from the unwavering disputes. Given the circumstances of site valuation, which refers to the evaluation on the quantity of the building feature was hardly to be quantified in the exact amount based on contractor’s work done. Often, the site evaluation dissatisfactions occurred when the quantity elements in the railway construction has been over claimed by the contractor due to accuracy onsite inspection. The mega structure construction projects have the complicated site inspection and real time measuring tabulation. As fatality increase on site, due to risking human life on the field. The safety culture in mega structure construction has been considered taken lightly. Recently, the advance technology has offered new whole idea in implementing site measurement without risking man, which is using the application of technology that enable Building Information Modelling (BIM) as analyzing tool to process as built drawing. Thus, this research aims to identify the effectiveness utilization of Building Information Modelling (BIM) in measuring real time in railway construction industry. -
PublicationThe Contractors' Perception on the Development of Green Building Projects in Penang( 2023-01-01)
;Rahman B.A.A strategy to lessen the substantial effects of the building development on the environment, society, and economy is green construction. However, despite the positive effects of green buildings on society, numerous market hurdles prevent the growth of green buildings, particularly in Malaysia. This happens because of the lack of awareness regarding the development of green buildings. Therefore, this study aims to explore the contractor perception of the development of green building projects in Penang. A set of questionnaire survey was distributed among eighty-three (83) contractors representing construction organizations in Penang. The analysis showed that the contractors mostly agreed with the benefits of green building, indicating that the respondents are aware of green building. The results shows that financial factor with mean value of 4.66 is the main factor hampering the development of green buildings, followed by law and regulation factor (x ., = 4.60) and quality factor (x ., = 4.54). Besides, most of the respondents also agreed that improving the professional knowledge among contractors (x ., = 4.70) will encourage the development of green buildings. Immediate action should be taken on the strategy either from their sides or from other authorities. Overall, this research provides insight into the perception of the development of green building projects among contractors, which can increase awareness on green building and contributing to a better environment. -

Therefore, refurbishment of existing buildings is considered the possible solution to minimizes the environmental impact and upgrading the performance of an existing building to meet new requirements. However, building refurbishment is well-known as a project that comprehends riskier compared to new building projects which lead to limited applicability in current risk management implementation. Thus, in line with an era of digitization construction of the fourth industrial revolution (IR 4.0), the traditional risk management needs improvement from a manual basis to magnifying efficiency using integration of Building Information Modelling (BIM) application. BIM is defined as an advanced technology that assists construction players to produce, communicate, and analyse building models by providing visual tools and a set of data. Therefore, the objective of this research is to identify the potential building refurbishment risk categories and to determine the most critical project lifecycle phase in implementing the BIM applications in order to mitigate the potential building refurbishment project risk. Also, to discover the relationship strength between these two variables. The quantitative method is applied by using a questionnaire form to the certified BIM experts. This research contributes a solid understanding and useful guideline for future practice reference and improvement within the Building Refurbishment Project.2 -
PublicationElucidation of the Influence of Construction Waste Causative Factors and Strategies towards Sustainable Construction Waste Management Improvement( 2024-01-01)The uncontrolled generation of construction waste happened due to the rapid development of the construction industry become one of the significant environmental issues in Malaysia. Therefore, sustainability was applied in construction waste management strategies. Sustainability in construction waste management emphasized the relevance of co-development in the economy, environment, and society and helped to achieve harmony in the economy, environment, and society. Therefore, this research was conducted with the aims to identify the causative factors of construction waste, determine the construction waste management strategies, and discover the relationship between the causative factors of construction waste and construction waste management strategies towards sustainable construction waste management improvement. In this regard, this research was conducted quantitatively using the questionnaire as a research medium to obtain feedback from the construction organizations on the causative factors and management strategies of construction waste towards sustainable construction waste management improvement. The developed questionnaire was distributed via a virtual method among project managers as representatives of construction organizations operating in Penang. As a result, 29.6 percent of the response rate was accepted. The analysis showed that the management factor, regulation factor and prevention strategy was important factors and strategies for sustainable construction waste management improvement and found that there was a strong relationship between them. Finally, this research outlined strategies to achieve sustainable construction waste management improvement in the construction industry and create a better environment.
