PublicationIntegrating Maintenance Management System in IBS building projects: a qualitative studyThe IBS building plays a significant role in human life by providing safe, reliable, cost-effective services, which are environmental and drive economic growth. Significant decisions are taken at maintenance stage of IBS building projects which need effective tools to avoid rework and save time, cost, and increase work efficiency. Indeed, the continuous upgrading of this sector is needed to respond to technological advances, environmental change, and increased customer demands. Integrating Maintenance Management Systems (MMS) is promising since the scope of MMS usually does not extend beyond the footprint of the “defect”; it does not provide defect diagnosis data. Therefore, integrating MMS provides a complete picture of the project. However, this integration is challenging especially in IBS building projects as they are amongst the most complicated projects and numerous parties are involved in making important decisions. This paper reviews the case study regarding integrating MMS systematically, with the aim of analysing the need for this integration and its benefits. The paper highlights a lack of a clear solution for collaboration in the IBS building project lifecycle and indicates the need for research to focus on this issue as well as the possibility of applying integrated MMS as a potential solution to improve collaboration for better decision among project participants.

PublicationImplementation of automation system-based model checking for managing imperfect maintenance actions in chemical plant projectsThe chemical plant (CP) maintenance industry has been under increasing pressure by process designers to demonstrate its evaluation and information management of model checking (MC) on the durability’s performance and design of plant control instrument. This main problem has been termed as imperfect maintenance actions (IMAs) level. Although IMAs have been explored in interdisciplinary maintenance environments, less is known about what imperfect maintenance problems currently exist and what their causes are, such as the recent explosion in the Beirut city (4 August 2020, about 181 fatalities). The aim of this paper is to identify how CP maintenance environments could integrate MC within their processes. Design/methodology/approach: To achieve this aim, a comprehensive literature review of the existing conceptualisation of MC practices is reviewed and the main features of information and communication technology tools and techniques currently being employed on such IMA projects are carried out and synthesised into a conceptual framework for integrating MC in the automation system process. Findings: The literature reveals that various CP designers conceptualise MC in different ways. MC is commonly shaped by long-term compliance to fulfil the requirement for maintaining a comfortable durability risk on imperfect maintenance schemes of CP projects. Also, there is a lack of common approaches for integrating the delivery process of MC. The conceptual framework demonstrates the importance of early integration of MC in the design phase to identify alternative methods to cogenerate, monitor and optimise MC. Originality/value: Thus far, this study advances the knowledge about how CP maintenance environments can ensure MC delivery. This paper highlights the need for further research to integrate MC in CP maintenance environments. A future study could validate the framework across the design phase with different CP project designers.

PublicationImproving failure risk by better planning and safety for precast beam-to-column connection elements using physical internet-enabled building information modeling technology: a Malaysian case studyPurpose: The purpose of this paper is to show that the growing global trend of quality assurance indicates the potential of precast concrete (PC) to improve construction quality and productivity, reduce wasteful construction, and achieve design standardization and to accelerate construction time. However, its current approach for dynamic characteristics, such as stiffness and displacement on beam-column connection system design, is not effective in achieving the required quality and operational requirements. Design/methodology/approach: A design tool based on the literature and data analysis in product planning and safety is proposed for the practice of PC building construction. Findings: The results reveal the need for improvement of PC building performance in the construction industry, especially for the beam-column connection system. The issues include improper design, improper specification and defective concrete and steel components compared to other manufacturing methods. Originality/value: A novel and sophisticated technique based on physical internet-enabled building information modeling (PI-BIM) is proposed to improve the planning process and safety for PC buildings in Malaysia

PublicationA critical study of the existing issues in circular economy practices during movement control order: can BIM fill the gap?The improper evaluation and information management of circular economy (CE) (i.e. design, planning, supply chain, waste pile and material hazard) is critical for public health and is a major problem in the waste management of precast concrete (PC) building manufacture and construction and demolition wastes industry. The CE model is particularly problematic for PC building construction projects where the standard practices for the total number of waste building materials are not appropriate and do not match the safe disposal design specification, such as the recent number increase in the Malaysian illegal construction waste pile during the Movement Control Order (11 March 2021, about 5 out of 29 landfills related to states enforcing Act 672). The study aims to develop a framework application (i.e. Building Information Modelling [BIM]) that supports intelligent waste recycling management and sophisticated CE model system solutions. Design/methodology/approach: Thus, the development of a new BIM-based programming algorithm approach is proposed for optimising CE in accordance with the needs of the current PC building construction schemes. As a precursor to this study, the concepts of CE practices are reviewed and the main features of BIM tools and techniques currently being employed on such projects are presented. Findings: Sophisticated CE system solutions are described as an essential component of this optimisation to reduce the amount of waste generated at the end of the life cycle of PC building construction projects and to better manage the resources used throughout it. Originality/value: Finally, the potential for a research framework for developing such a system in the future is presented.

PublicationPlanning the maintenance of green building materials for sustainable development: a building information modelling approachPurpose: Most green building (GB) materials, which are used widely in the construction sector in Malaysia, perform poorly in terms of energy efficiency and sustainability. Nevertheless, during maintenance planning of these materials, the focus is often directed towards comfort and design instead. However, as GB material construction projects grow in scale and complexity, interconnections between the activities and processes can be noticed during problematic planning performance management to monitor the GB material components for corrective and preventive maintenance actions. Design/methodology/approach: The concept of GB material maintenance planning for sustainable development and the main features of information and communication technology tools and techniques are based on analysis of literature reviews of GB material scenarios. Findings: The results show how decision-making support in maintenance planning can be unsuccessful and how planning decisions can frame the content of an integrated system to analyse information and reduce risks of GB material failure. Originality/value: The paper concludes that implementing a research framework for developing such a system can help improve the sustainable performance of maintenance planning of GB material economic, social and environmental issues.

PublicationTowards a BIM-based approach for improving maintenance performance in IBS building projectsPurpose: The contemporary practice of conventional maintenance for industrialised building system (IBS) constructions suffers from poor service delivery and defect repetition. A key problem impeding the widespread adoption of emerging technologies is the lack of competent contractors to support the effectiveness of the technology implemented in conventional methods and to ensure returns on investment. The shortcomings of conventional methods are assessed from the perspective of IBS buildings. This paper aims to identify the different system approach using Building Information Modelling (BIM) technology that is equipped with decision making processes. Design/methodology/approach: This paper describes the establishment of key problem areas, the elements involved in implementing good practice and the requirements for integrating maintenance management processes and information databases in the maintenance management system. Findings: Conventional methods have little emphasis on defect diagnosis tools. They also enhance inadequate strategic decision-making in the analysis of information when attempting to improve the maintenance project outcomes for IBS construction. The characteristics identified in a case study of IBS buildings are presented and analysed. Originality/value: The conclusions and recommendations drawn from the analysis of the IBS case study are discussed, synthesised and deliberated upon. The approach presented in this paper integrates various aspects of building information modelling technology to facilitate improved execution of IBS maintenance activities.

PublicationA BIM-based model checking in the green building maintenance: a reviewPurpose: This paper aims to identify the different system approach using building information modelling (BIM) technology that is equipped with automated evaluation processes. BIM research has mainly focused on theoretical models of acceptance in the green building (GB) maintenance industry. However, BIM has the potential to the competency’s performance and design knowledge of building control instrument. Realising this potential requires a study of BIM at the maintenance planning level, which is considered to be BIM-based model checking (BMC). BMC and its effect in the maintenance planning have not been sufficiently investigated. Design/methodology/approach: The aim of this paper is to present a critical review of literature on the theoretical background of BMC practices and the main features of information and communication technology tools and techniques in the GB maintenance projects. Findings: A theoretical framework of BMC is developed and presented. The proposed model incorporates requirement for maintaining a competency’s performance on maintenance planning schemes of GB projects and the importance of early integration of BMC in the design phase to identify alternative methods to cogenerate, monitor and optimise BMC. Originality/value: It is found that variables facilitating BMC are integrated at different GB maintenance environments levels and are shaped by the context. Directions for future research are presented.

PublicationHybrid intelligent vehicle system for managing construction supply chain in precast concrete building construction projectsPurpose: While the adversarial nature of precast concrete (PC) building construction is frequently cited in the PC building construction press, only a few researchers have investigated construction supply chain management within the construction industry. Due to the interdisciplinary transportation environment, which inevitably results in disruption, the uses of construction supply chain and recovery from construction supply chain risk must be a subject of real interest, yet transportation management research in this area is scarce. Design/methodology/approach: The purpose of this study is to discuss the weakness in system approaches and their application for managing precast concrete building in the context of construction supply chain practice and how to overcome it. As a precursor to this paper, the paper reviews current construction supply chain management occurrence on PC building construction and explores the hybrid intelligent vehicle tools and techniques currently being used on such management. This paper also presents the new hybrid intelligent vehicle-based approach to manage construction supply chain risk and reduce associated tension on PC building construction schemes. Findings: The findings reveal the need for more sophisticated construction supply chain management solutions which accord with the needs of PC building construction schemes. Originality/value: The paper concludes by presenting a research framework for developing such a system in the future.

PublicationAutocad and BIM : advanced technology for construction industry( 2020)AutoCAD technology today is considered obsolete and requires advance training to enhance AutoCAD's capabilities in building management. Many contractors and consultants are still not interested in learning this integration technology, especially those involving the revolution of 4.0 such as Building Information Modelling (BIM). Although conventional method like AutoCAD are still in use, they sometimes run into problems in the organisation, namely cost overruns and quality control over the number of building components retained. This book will assist the reader especially civil engineering students in understanding the construction management process of buiding component and AutoCAD as well as BIM technology in the building projects. In addition, this book identifies the importance of AutoCAD and BIM integration technologies such as linking, export and import data.
