    Identifying Real Estate Buyer's Feedback on Three-Dimensional Mock-Up Model Among House Buyers in Malaysia
    Marketing communications are intended to convey messages or information to target users. In today's competitive business environment, products and services companies need to make sure that the communications they use are effective as consumers are made up of many features that have different perspectives and feedback. However, there is almost no specific study in this regard that focuses on the housing sector. Therefore, the aim of this research is to study the real estate buyers' response towards the marketing communications process and the marketing communication channels which are used in the housing industry in marketing the real estate property. A set of survey questions will be used in conjunction with a three-dimensional mock-up housing model in collecting the response from the real estate buyers in Malaysia. The data collection will be conducted through social media platforms where the convenience of non-probability sampling method is used in this study to obtain the real estate buyer's feedback. This study uses a quantitative method of survey to collect the data. The study data will be analysed using SPSS (Statistical package for the social sciences) software. The expectation of this study is to support the research literature on marketing communications in general as well as the real estate sector, in addition to provide guidance for real estate developers to improve their marketing communications, thus protecting the social interests of home buyers.

    The Influence of Augmented Reality on Purchase Intention in the Housing Industry

    Rapid emergence of technology communication has demanded the business organization to adapt with the most optimal marketing approach to ensure long-term survival in the modern business environment. Research on technologies adaptation in relation to marketing were conducted in various sectors in order to study the marketing communication channels in persuading targeted customers to purchase the selling products or utilize the services offered in the market. In contrast, the advancement of technology was not thoroughly harnessed by the property sector, which lagged in adopting the innovative marketing approach to promote their selling house. Accordingly, this research is aimed at investigating the effect of marketing communication channels via the adoption of AR to encourage the intention to purchase among the targeted house buyers. A total of 130 booklets of survey forms were distributed using the self-administered method along with the prompt material of housing design in AR applications. In return, 100 booklets of survey forms were received. As a result, the findings indicated that AR application as a marketing communication channel has an impact on the intention to purchase among potential house buyers. It is expected that AR technologies would create a new norm with extraordinary modification and advancement to promote housing projects and provide guidance to the developer. This initiative is able to improve their marketing communication, thus attracting house buyers based on their interests.

    The Contractors' Perception on the Development of Green Building Projects in Penang
    A strategy to lessen the substantial effects of the building development on the environment, society, and economy is green construction. However, despite the positive effects of green buildings on society, numerous market hurdles prevent the growth of green buildings, particularly in Malaysia. This happens because of the lack of awareness regarding the development of green buildings. Therefore, this study aims to explore the contractor perception of the development of green building projects in Penang. A set of questionnaire survey was distributed among eighty-three (83) contractors representing construction organizations in Penang. The analysis showed that the contractors mostly agreed with the benefits of green building, indicating that the respondents are aware of green building. The results shows that financial factor with mean value of 4.66 is the main factor hampering the development of green buildings, followed by law and regulation factor (x ., = 4.60) and quality factor (x ., = 4.54). Besides, most of the respondents also agreed that improving the professional knowledge among contractors (x ., = 4.70) will encourage the development of green buildings. Immediate action should be taken on the strategy either from their sides or from other authorities. Overall, this research provides insight into the perception of the development of green building projects among contractors, which can increase awareness on green building and contributing to a better environment.

    Awareness of Malaysian contractors on building information modeling (BIM) contribution towards economic sustainability

    Building Information Modeling (BIM) has receive a lot of attention among researchers and industry players around the world including Malaysia. BIM have the capability to assist in understanding the development of projects and identify any potential problem in advance, prior to the construction process, hence, improve the quality of project and reduce the construction cost. As the Malaysian Government starts to encourage the implementation of BIM as well as sustainable construction, this paper aims to investigate the current awareness of Malaysian contractors towards the benefits of BIM in developing sustainable construction. Even though BIM offers a lot of benefits to the construction industry players, awareness towards the benefits of BIM especially related to the sustainability is still lacking among industry players. The data were analysed to indicate the highlighted benefits of BIM foresee by contractors that contribute to economic sustainability. The finding indicates that the level of knowledge is usually influenced by individual experience on BIM. However, awareness towards BIM benefits are varies depending on the individual or company ways in assessing the BIM implementation goals. Therefore, educating and providing realistic information to the construction industry players is needed to create a better understanding and wider exposure which align with the Government encouragement to implement BIM in the construction project.

    Virtual Technology (VR) Attractiveness Attributes in Influencing House Buyers’ Intention to Purchase

    This study aims to investigate the response from selected potential buyers on the marketing communication channel by using the application of virtual reality (VR) in new housing schemes. The objective of this study is to test the hypothesis relating to the channel attributes and potential buyers' purchase intentions through a within-subject design with 100 prospective house buyers. Data were analysed using correlation analysis in IBM SPSS software. It was found that the channel attributes are related to the house purchase intention as indicated by correlation values of 0.793, which indicates strong correlations. As the study uses a quantitative survey method, the data obtained may not be as precise as data obtained using a qualitative research method. Respondents can only select a few options, making it harder for them to express their true opinions. As a contribution to the housing industry, this study emphasizes the importance of VR house models in marketing communication by providing useful empirical results and recommendations based on the research results. The study integrates the current knowledge derived from the research conceptual framework to develop a smart real estate marketing strategy using VR.

    Contemporary rapid technological transformation demands the most optimal marketing approach to ensure organisational survival in a highly competitive business environment. Numerous studies were conducted to focus on selecting appropriate promotion tools, such as e-marketing, social media, and extended reality (XR) applications, to be applied in the current marketing methods. Nonetheless, the technological advancement availability was not thoroughly harnessed by the property sector, which lagged in adopting the innovative marketing approach to promote relevant products. Furthermore, minimal research was performed to investigate the effects of augmented reality (AR) applications in the property sector to encourage consumer purchases. The current study aims to determine the relationship between AR applications and potential house buyers’ purchase intention. Respondents were recruited based on the stipulated inclusion criteria, namely age and monthly income. A total of 130 survey booklets with housing design stimuli in the AR applications were distributed for self-completion. Resultantly, 100 completed booklets were returned. The findings revealed that AR applications possessed a significant moderate correlation with potential house buyers’ purchase intention. The results contributed additional insights into the existing marketing and consumer behaviour literature and provided several implications on the AR application potential as a property developers’ promotion tool.

    Analysis on the Relationship Between Safety Culture and Complexity Factors in Marine Construction Safety Performances
    Safety is vital in reducing the possibilities of an accident and by increasing the safety measures in the workplace it may lead to the performance of the project. To improve the safety measures especially in marine construction project, the influence factors that contribute to safety culture factor must be studied and analyzed. However, the complexity factor that occurs during the implementation is important to be considered. Therefore, the objective of this research is to discover the relationship between safety culture and complexity factors towards marine construction safety performance. The correlation analysis was performed using Pearson’s Correlation Coefficient to measure the strength of relationship between the influenced factors. The results show that all the factors have strong linear correlation and the findings are beneficial to be used as framework to practical parties to improve their safety culture performances specifically in marine construction.

    Towards the implementation of inclusive sustainable cities development as one of the Sustainable Development Goals, the imbalance ratio of existing buildings to new construction became overwhelming challenges. Therefore, refurbishment of existing buildings is considered the possible solution to minimizes the environmental impact and upgrading the performance of an existing building to meet new requirements. However, building refurbishment is well-known as a project that comprehends riskier compared to new building projects which lead to limited applicability in current risk management implementation. Thus, in line with an era of digitization construction of the fourth industrial revolution (IR 4.0), the traditional risk management needs improvement from a manual basis to magnifying efficiency using integration of Building Information Modelling (BIM) application. BIM is defined as an advanced technology that assists construction players to produce, communicate, and analyse building models by providing visual tools and a set of data. Therefore, the objective of this research is to identify the potential building refurbishment risk categories and to determine the most critical project lifecycle phase in implementing the BIM applications in order to mitigate the potential building refurbishment project risk. Also, to discover the relationship strength between these two variables. The quantitative method is applied by using a questionnaire form to the certified BIM experts. This research contributes a solid understanding and useful guideline for future practice reference and improvement within the Building Refurbishment Project.
